Real estate transactions, property litigation, and estate planning
without the layers.
Fourteen years of closing real estate transactions, negotiating leases, litigating landlord-tenant and other property disputes, and protecting family assets across Westchester, Rockland, and the five Boroughs. No law firm bureaucracy. When you retain me, I am the lawyer who works your file.
01 -- PRACTICE AREAS
Where property, contract and dispute meet.
The work is deliberately focused. Because I spend time litigating landlord-tenant and property disputes, I know exactly where leases and contracts fail in court—allowing me to draft agreements that protect you from the start. And because real property is often a family’s most valuable asset, I provide the targeted estate planning necessary to protect that wealth for the next generation. It is comprehensive protection, handled from one desk.
i. Commercial Real Estate
Transactions
Commercial acquisitions and dispositions, financing, due diligence, title and survey review, closings.

iii. Residential Real Estate Transactions
Single-family, townhouse, and co-op/condo transactions; drafting and negotiating contracts, due diligence, title clearance, financing, closings.

v. Landlord Tenant
Proceedings
Nonpayment and holdover proceedings, HSTPA compliance, rent regulation questions, portfolio-level counsel.

vii. Business & Contracts
Entity formation for holding and operating companies, operating agreements, vendor and service contracts.

ii. Commercial Leasing
Office, retail and industrial leases for landlords and tenants; drafting, negotiation, estoppels, SNDAs, build-out terms.

iv. Real Estate Litigation
Contract and title disputes, specific performance, easements, partition, construction and broker claims, appeals.

vi. Co-ops, Condominiums &
HOA's
Board representation, governing documents, common charge collection, house rules, sponsor and offering-plan issues.

viii. Wills, Trusts & Estates
Wills, revocable and irrevocable trusts, powers of attorney and health care proxies; probate, administration and Surrogate’s Court practice.

02 -- ABOUT
Launching a private practice is a decision about moving away from traditional firm bureaucracy and focusing on client attention. Over the last fourteen years, I have built my career managing commercial mortgage and sale transactions for institutional lenders and developers, acting as general counsel to co-op, condo, and HOA boards, closing millions of dollars in residential and commercial real estate transactions, litigating complex landlord-tenant and commercial cases, and helping families with their estate plans.
While I honed my skills handling high-stakes matters within established law firms, this office was designed to strip away the inefficiencies of that model. There are no files handed down to junior associates, and no partner you meet only once at the pitch. When you call, you get the experienced attorney who negotiated your lease, drafted your will, or argued your case.
The through-line is property. I have negotiated loan documents opposite in-house bank counsel on eight-figure closings, argued motions for association boards, and sat at kitchen tables walking families through contracts of sale and estate plans. I read a title report, an estoppel, or a rent roll the way the other side of the table reads it, which shortens the distance between a problem and a deal.
Outside the office, I enjoy time with my wife and children, walking our dog Tony, hiking, training for everything from 5Ks to marathons, and taking on DIY projects.

03 -- APPROACH
Four things I will tell you before you hire me.
01
What it will cost
Flat fees for closings and lease work where the scope allows it; hourly where it genuinely can't be scoped. In writing, before work starts.
Who does the work
Me. Where a matter needs a specialist — tax, environmental, land use — I say so and bring one in rather than learn on your invoice.
02
03
How the odds look
An honest read on your position early, including when litigation costs more than the outcome is worth. Sometimes the advice is to settle.
04
When you'll hear from me
Reliable, direct contact. Strategic and clear updates. Documents circulated with plain-language summary of what changed and why it matters to you.
05 -- CONTACT
Tell me about your matter.
Initial consultations are complimentary and strictly confidential. If your specific matter falls outside my practice focus, I will gladly connect you with a trusted colleague who can assist you.
